2023 Public Exhibition Overview

A draft Development Control Plan (DCP) for the Blueridge Business Park Precinct in South-East Dubbo was publicly exhibited by Growth Planning from Wednesday, 25 October 2023 to Monday, 27 November 2023.

The DCP outlines planning and design guidelines to support the vision for Blueridge Business Park: a well-designed, attractive business and industrial precinct that creates opportunities for local employment and business growth. With flexible and appropriate design provisions, the DCP aims to guide future development to:

  • Support the Southern Distributor Road and broader transport network
  • Deliver a high-quality frontage along Mitchell Highway while protecting the amenity of surrounding properties
  • Enable a mix of commercial, business, and light industrial uses that contribute to economic, employment, and social growth
  • Encourage innovative and adaptable development
  • Enhance the streetscape and public spaces
  • Preserve existing trees and increase tree planting across public and private land
  • Achieve orderly, efficient, and high-quality design outcomes that balance environmental, social, and economic sustainability.

The DCP is required because part of the precinct falls within the South-East Urban Release Area under the Dubbo Regional Local Environmental Plan 2022.

2025 Re-Exhibition Overview

Following amendments to the draft Blueridge Precinct Development Control Plan, the draft Blueridge Precinct DCP was re-exhibited from Thursday, 17 April 2025 to Monday, 26 May 2025 to reflect proposed amendments.

Key changes included updates to:

  • The land area to which the DCP applies
  • Lot design controls
  • Street tree and landscaping requirements
  • Site coverage and setback provisions
  • Building design standards
  • Safety and security considerations.
