Overview

Montefiores is a strategically significant greenfield site situated on the northern edge of Wellington, spanning approximately 190 hectares. Wellington's urban growth is heavily constrained by surrounding industrial zones, flooding risks, and challenging topography. Despite these limitations, the Montefiores and adjacent precincts play a vital role in expanding residential housing opportunities, particularly for our growing population and the influx of temporary workers.

Council has been successful in receiving a grant under the NSW Government Regional Housing Strategic Planning Fund – Round 3 for the amount of $250,000.

Utilising the grant funding, this project will deliver key strategic planning documents for the Montefiores precinct in Wellington, including:

  • Master Plan
  • Water and Sewer Strategy
  • Stormwater Strategy.

Framework

These key components will contribute to the long-term prosperity of the region.
  • Master Plan

    Establish a future vision for the greenfield site, including:

    • Urban design and built form guidelines to guide well-located housing
    • Identification of enabling infrastructure requirements
    • Strategies for managing natural and environmental hazards related to land subdivision and development of low- and medium-density housing
  • Water and Sewer Strategy

    Identify infrastructure requirements and load projections to support housing development across the precinct

  • Stormwater Strategy

    Develop sustainable solutions for stormwater management that reduce flood risk and address climate resilience

  • Housing Outcomes

    Support a wider range of housing types and price points to meet the evolving needs of Wellington
